How to stand out in rental housing through thoughtful details
January 12, 2026
Furnishing a rental apartment can feel overwhelming at first, especially without prior experience. The good news is that a functional and pleasant home is not created by a high budget, but by well-considered details. These details often determine whether a tenant truly feels at home and whether they will want to stay long term.
We furnish our rental apartment as if we were going to live in it ourselves. Our goal is not just to create nice photos, but to ensure the apartment works in everyday life. Many things only become apparent during regular use—while cooking, after a shower, when putting things away, or in the evening in bed. That is why we use the apartment ourselves before renting it out, spend at least one night there, and observe what works well and what still needs adjustment.
Practicality as the foundation
Already during the planning phase, we think about items that should not be on display but still need a proper place. A vacuum cleaner, ironing board, drying rack, or small step stool often take up valuable space unnecessarily. Instead, we look for simple and cost-effective solutions—such as an ironing board mounted on the wall behind a curtain or shallow cabinets complemented by hooks. Even without expensive renovations, this approach creates efficient storage.
We have found that fewer pieces of furniture with a clear purpose work better than many items without thoughtful use. The apartment feels less cluttered, yet nothing essential is missing.
Entrance area
The entrance to the apartment should feel natural and practical. A dedicated spot for keys, a phone, or a wallet makes coming home noticeably more pleasant. It is equally important to think about shoes, coats, and bags in a way that prevents the space from feeling chaotic. We also take everyday realities into account, such as wet shoes on rainy days and the need to protect the flooring.
A kitchen designed for everyday cooking
We design the kitchen to be clear, functional, and easy to use. Logical cabinet layout, sufficient worktop space, and adequate storage are essential. Everyday ingredients, dishes, and kitchen tools have their place exactly where they make sense during cooking.
We also pay attention to details such as proper ventilation, space next to the stove to set down a spoon, and practical storage for spices. Waste bins are discreetly integrated, with room for basic waste separation.
Bedroom as a place of rest
In the bedroom, the key is a balance between comfort and storage. A bed with built-in storage is a major advantage, especially in smaller apartments. The comfort of the mattress and overall sleep quality only become clear with regular use, which is why we do not underestimate their importance.
Wardrobes are designed to include hanging space for both short and long garments, combined with drawers and shelves of reasonable depth. Shelves that are too deep tend to become impractical and lead to clutter and poor visibility.
Living area and overall atmosphere
Even a small apartment needs a place to relax. When the layout does not allow for a separate sofa, we choose solutions where the bed can also serve as comfortable seating. Simple elements such as curtains, drapes, and artwork help create a warm atmosphere and a sense of home without significant cost.
Bathroom and everyday details
In the bathroom, small details make a big difference. Hooks for towels, space to set down items in the shower, and sufficient storage for toiletries significantly improve comfort. Everything has its place, while the bathroom remains clean and uncluttered.
Why we do it this way
We believe that a well-furnished rental apartment is the result of experience and attention to detail. We look at the space through the eyes of the person who will live there. The result is an apartment that is practical, comfortable, and ready for everyday living—leading to a satisfied tenant who is happy to stay longer, which is ultimately the goal.
