And besides a good rental agreement, it should be based on <strong>mutual trust<\/strong> between you (as the landlord) and your tenant. You don&#8217;t want to lose money or have your property damaged, and the tenant expects quality housing that corresponds to the agreed price.<\/p>\n\n\n\n<p>Today you can find plenty of rental agreement templates on the internet. But before you download and sign one, stop and think. A rental agreement is not just a formal document. It&#8217;s your <strong>guide and protector<\/strong> that clearly defines the responsibilities, rights, and obligations of both parties. It&#8217;s a tool that ensures a <strong>smooth rental relationship<\/strong> and minimizes any misunderstandings in the future.<\/p>\n\n\n\n<p>Therefore, devote sufficient time to preparing the rental agreement. It&#8217;s an investment that will pay off many times over. And don&#8217;t forget the important rule: <strong>what you don&#8217;t explicitly prohibit in the agreement is considered permitted<\/strong> (such as smoking or pets).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"whatshouldarentalagreementcontain\">What should a rental agreement contain?<\/h2>\n\n\n\n<p>To ensure both parties feel secure, none of these important elements should be missing:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Identification of contracting parties:<\/strong> Clear information about you and the tenant (we also recommend identity verification for your peace of mind).<\/li>\n\n\n\n<li><strong>Precise designation and description of the rental subject:<\/strong> From the apartment, through accessories, to its current condition.<\/li>\n\n\n\n<li><strong>Scope of use:<\/strong> What the tenant can use within the property and its surroundings.<\/li>\n\n\n\n<li><strong>Rights and obligations:<\/strong> Clear definition for both parties.<\/li>\n\n\n\n<li><strong>Division of responsibility:<\/strong> Who takes care of basic maintenance and minor repairs.<\/li>\n\n\n\n<li><strong>Rental period:<\/strong> How long the rental lasts.<\/li>\n\n\n\n<li><strong>Rent amount and payments:<\/strong> Precisely defined payments for rent, utilities, TV, internet, etc.<\/li>\n\n\n\n<li><strong>Increase mechanism:<\/strong> How rent and payments will increase (e.g., due to inflation).<\/li>\n\n\n\n<li><strong>Payment terms and method:<\/strong> When and how the tenant should pay.<\/li>\n\n\n\n<li><strong>Settlement of overpayments\/underpayments:<\/strong> How potential differences between advances and actual costs are settled.<\/li>\n\n\n\n<li><strong>Notice period and conditions:<\/strong> Clear rules for terminating the rental from both sides.<\/li>\n\n\n\n<li><strong>Contract termination conditions:<\/strong> When it&#8217;s possible to terminate the contract.<\/li>\n\n\n\n<li><strong>Settlement of security deposit:<\/strong> How and when the deposit is returned, or what it&#8217;s used for.<\/li>\n\n\n\n<li><strong>Handover protocol:<\/strong> Detailed description of the apartment&#8217;s condition, damages, and utility meter readings during handover (absolutely essential!).<\/li>\n\n\n\n<li><strong>Confirmation of understanding and signatures:<\/strong> Confirms that both parties understand the contract content and agree to it.<\/li>\n\n\n\n<li><strong>Date and signatures of contracting parties.<\/strong><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"thinkaboutdetailsthatwillprotectyourproperty\">Think about details that will protect your property<\/h2>\n\n\n\n<p>Don&#8217;t forget to add specific conditions to the agreement that will prevent potential problems:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Property insurance:<\/strong> The property can be insured, including its accessories. You need to define what you&#8217;re responsible for as the landlord and what the tenant can insure.<\/li>\n\n\n\n<li><strong>Tenant obligations:<\/strong> For example, observing quiet hours, informing about mail or notices in the building.<\/li>\n\n\n\n<li><strong>Prohibitions:<\/strong> Whether smoking, keeping pets, subletting the property, moving furniture, or making structural modifications (like drilling and gluing to walls) is permitted.<\/li>\n\n\n\n<li><strong>Fire responsibility:<\/strong> Clear definition of who is responsible for what.<\/li>\n\n\n\n<li><strong>Entry conditions:<\/strong> When and under what conditions you as the landlord can enter the apartment.<\/li>\n\n\n\n<li>Any other rental conditions that are important to you.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"civilcodevsactonshorttermapartmentrentalwhichismoresuitableforyou\">Civil code vs. Act on short-term apartment rental: Which is more suitable for you?<\/h2>\n\n\n\n<p>Since 2014, the Act on short-term apartment rental has been in effect in Slovakia.
